Maintenance,Roof Replacement and Associated Building Works.
Allow for all costs to mobilise to site including temporary site office, secure storage facilities, bin storage and hoardings/fencing to make site safe during reinstatement and clearing of area.
Allow for all safety signage, First Aid and fire extinguishers as required under your safety policy.
Allow for temporary power
Include for all necessary permits to facilitate works
Allow for all necessary elevated working platform (EWP)/scaffolding required to access working at heights.
Allow to secure all areas during work with the provision of necessary security measures such as plywood hoarding, signage and necessary temporary fencing to facilitate work area and restrict access to general public.
Isolate any services as required for safe working space prior to demolition and remedial works.
Any necessary terminations and isolations to be completed by qualified contactor with written confirmation issued prior to the commencement of any works.
Include for all necessary dust suppression measures including provision of plastic sheeting protection and walkway covers.
Allow for the protection of building fabrics within working area including all walls, floors, joineries during works.
Remove and store all furniture in a designated area on site prior to works commencing.
Allow to ensure weatherproofing of all exposed areas during works including tarpaulin over roof.
NCC BCA 2019 Structural Upgrades
Allow for supply and installation of pre-fabricated steel columns about the northern section of the building including connections to the existing concrete slab and roof rafters as per the provided Structural Drawings (SWP-DWG-2103823-S01-10 Rev A.
Allow for the supply and installation of additional new roof rafters within the northern section of the building as depicted in the provided Structural Drawings (SWP-DWG-2103823-S01-10 Rev A.
Include for the supply and installation of additional tie-down connections to the existing roof rafters as per the provided Structural Drawings (SWP-DWG-2103823-S01-10 Rev A.
The existing roof purlins are to remain in place and to be reused.
Resultant Damage Reinstatement
Allow for supply and installation of new pre-fabricated steel columns about the southern section of the building including connections to the existing concrete slab and roof rafters as per the provided Structural Drawings (SWP-DWG-2103823-S01-10 Rev A.
Allow for the supply and installation of new roof rafters and purlins within the southern section of the building as per the provided Structural Drawings (SWP-DWG-2103823-S01-10 Rev A.
Include for all new roof tie-down connections as per the provided Structural Drawings (SWP-DWG-2103823-S01-10 Rev A.
Allow for the readjustment of the existing cleats which provide connection between the existing purlins roof rafters.
Allow provisional cost for repairs to any existing purlins and cleats including support beams remaining in place.
“Allow for removal and replacement of the entire roof sheeting (the remaining roof sheets) with new 0.48 BMT Klip-Lok profile metal roof sheet as per the provided Structural Drawings (SWP-DWG-2103823-S01-10 Rev A and in accordance with the manufacturer’s specifications and AS 1562.1 – Design and installation of sheet roof and wall cladding – Metal including the following:
Allow for removal and replacement of entire eaves (Lysaght TRIMLINE) gutters and new downpipes (depicted red in the drawings) with sufficient fall along the eastern and western alignments of the building as per the provided Structural Drawings (SWP-DWG-2103823-S01-10 Rev A and in accordance NCC BCA 2019 and AS 3500.3:2018 – Stormwater Drainage.
Existing downpipes (depicted blue in the drawings) are to remain in place.
Include for the overflow provision, any associated flashing and connection of new downpipes to existing stormwater pit inlets which includes for the excavation in facilitating installation of new stormwater lines in accordance with NCC BCA 2019 and AS 3500.3:2018.
Allow for the removal and replacement of the remaining eaves lining and wall cladding about the gable ends with new corrugated (mini orb profile) metal sheet along the eastern and western sides of the building as per the provided Structural Drawings (SWP-DWG-2103823-S01-10 Rev A and in accordance with manufacturer’s specification.
“Allow for removal and replacement of near matching damaged face brick work within wall locations as per the provided Structural Drawings (SWP-DWG-2103823-S01-10 Rev A including all wall ties and 10mm articulation joints about the adjacent walls in accordance with AS 4773.2:2010 – Masonry in small buildings – construction:
Allow for removal and replacement of the entire carpet tiles within the club area – PC for supply only of carpet tiles @ $45/m2 – Approximately 250m2.
Allow for the removal and replacement of the damaged internal timber stud walls within the southern section of the building changerooms as depicted in the provided Structural Drawings (SWP-DWG-2103823-S01-10 Rev A and in accordance AS 1684.2:2021 – Residential Timber-Framed Construction.
Allow for the supply and installation of plywood wall lining to the newly constructed walls about the abovementioned location in accordance with the manufacturer’s specifications including three (3) coats of acrylic paint to all exposed surfaces.
Allow for the removal and replacement of timber benches along the above-mentioned wall, adjacent to the shower recesses, to match existing including three (3) coats of acrylic paint to all exposed surfaces. . – Provisional allowance 0.5m high
Allow for removal and replacement of damaged internal hollow core doors (assume 820 x 2010) and door frames, jambs and architraves about the southern end of the building changerooms inclusive of hardware and frame to match existing including three (3) coats of acrylic paint to all exposed surfaces. – 5 doors
Allow for removal and replacement of damaged external solid core doors (assume 820 x 2010) and door frames, jambs and architraves about the south eastern and western end of the building inclusive of hardware and frame to match existing including three (3) coats of acrylic paint to all exposed surfaces. – 3 doors
Allow for necessary protection of the shower recesses and wall tiles within the southern section of the building during the reconstruction of the timber stud walls.
“Allow for removal and replacement of the remaining of the light fixtures, GPOs and electrical wiring and fire safety equipment throughout the building including testing and certification undertaken by a suitably qualified electrical contractor in accordance with AS3017-2007.
Allow for removal and replacement of hot water system to match existing in southern changeroom – 360L electrical hot water system such or similar.
Allow for the preparation and application of three (3) coats of internal grade acrylic paint to all internal wall linings and doors to match existing colour.
Allow for the preparation and application of three (3) coats of external grade acrylic paint to all external doors to match existing colour.
Allow for the supply and installation of new steel sports black powder coated 1.2m high x 2.4m long steel cyclone style fencing to match existing including powder coated 50mm x 50mm posts around the subject building to match existing and in accordance with the manufacturer’s specifications:
